Renting in Panchkula

Most renters in Panchkula take a floor of a house in the older sectors or a flat in a society across the Ghaggar. Here is what to check.

Where to look

  • Older sectors (1 to 18): floors of independent houses, close to the centre and schools.
  • Across the Ghaggar (20 to 28): society flats with security, parking and power backup.
  • Mansa Devi Complex: floors and flats in a planned area near the hills.
  • Pinjore and Kalka: lower rents, longer commutes.

Our homes for rent board carries free local posts, and our PG board lists rooms.

Before you pay

  1. Visit in person and meet the owner.
  2. Check the owner’s ID and that they own the property.
  3. Agree rent, deposit, maintenance and who pays which bills, in writing.
  4. Check water supply hours, power backup and parking.

The agreement

A written rent agreement on e-stamp paper, signed by both sides and two witnesses, protects everyone. Most are for 11 months. Include rent, deposit, notice period, lock-in and repairs.

Police verification

Landlords should get tenants verified by Haryana Police. It can be done online on the Harsamay portal or at the police station. See tenant verification step by step.

Avoid these

  • Paying a deposit for a place you have not seen.
  • “Owner abroad, keys by courier.”
  • Large broker fees before any viewing.
